Fixed-term tenancies have been the standard across the rental market for decades. Agreements typically ran for six or twelve months, giving landlords a clear end date and tenants a set period of security. At the end of that term, landlords could either serve the tenants with a Section 21 notice to vacate, or both parties could decide to renew for a further fixed term.
From 1st May 2026, the Renters Rights Act 2025 introduces a significant shift. All new tenancies will become periodic by default, and existing agreements will transition to periodic tenancies automatically. In simple terms, tenancies will be on a month-to-month basis until either the tenant or landlord decides to end the agreement, following the correct legal process.
Notice periods will be more straightforward. Tenants will be able to end a tenancy with two months’ notice, while landlords must rely on specific, legitimate grounds to do the same. This creates a more transparent system, where expectations are clearer on both sides.
