A Property Manager’s Sixth Sense

There’s a saying in the lettings world that experience teaches you things you simply can’t learn from a book or a course.

After years of looking after homes, dealing with maintenance issues and talking to people, our property management team has developed a sixth sense for spotting warning signs before small issues become bigger, more costly problems.

There’s nothing complicated about it. It’s about knowing what to look for and understanding that a small issue today can become a much bigger problem tomorrow.

Here are a few things we’ve learnt over the years.

Ventilation is vital

Good ventilation is one of the simplest ways to help protect a property, but it’s easy to overlook.

Condensation, damp and mould can quickly become a problem when moisture has nowhere to escape. Kitchens and bathrooms are particularly important, so extractor fans should be used and windows opened regularly where appropriate.

It can be tempting to keep everything closed during colder weather, but allowing fresh air to circulate can make a real difference to the property and your health.

Keep on top of cleaning

Regular cleaning isn’t just about making a property look nice. It can also help prevent problems and highlight potential issues before they develop.

Keeping areas clean can prevent blockages and build-up, while regular cleaning makes it easier to spot staining, mould, damaged sealant or unusual marks.

Limescale is a common issue in our local area, particularly in bathrooms and kitchens. Keeping on top of it throughout the tenancy makes it much easier to manage.

Look after the property throughout your tenancy, and allowing for fair wear and tear, you’ll give yourself the best chance of getting your deposit back in full.

Don’t ignore a small leak

A small drip might not seem urgent, but water has a habit of finding its way into places it shouldn’t. A minor leak can eventually damage flooring, walls, ceilings or fixtures. What could have been a straightforward repair can become a much bigger job.

If you notice a leak, however small, tell your property manager as soon as possible.

If you’re struggling, talk to us

Sometimes the issue isn’t with the property at all. It’s with circumstances outside your control.

If you’re struggling to pay your rent, maintain the property or need help with something, please tell us. Communicating early gives us the opportunity to understand what’s happening and, where possible, discuss what support or options may be available.

In conclusion

For us, property management isn’t just about managing properties. It’s about looking after people’s homes, investments and the people who live in them.

So, while we may not have a crystal ball, our property manager’s sixth sense is pretty good at spotting the warning signs!
