Thinking about becoming a landlord in the UK for the first time? It can feel as simple as putting a property on the market and waiting for rent to roll in, but there’s a bit more to it than that.

Next, take a look at your finances. You may need to register for Self-Assessment so you can report rental income correctly and understand what tax you’ll be responsible for. Getting organised at this stage makes things much smoother down the line.

It’s also important to get the property properly prepared. A rental home needs to be safe, clean, and in good working order. That includes checking heating, electrics, and signs of damp, as well as making sure general wear and tear is addressed. You’ll also need to be aware of current legislation, including the updated Renters Rights Act, which sets out important responsibilities for landlords.

There are also some legal safety requirements that can’t be skipped. These include a valid Gas Safety Certificate, an up-to-date Electrical Installation Condition Report (EICR), a minimum EPC rating of E, and working smoke and carbon monoxide alarms.
